Hearing on Proposed Land Use Changes Rescheduled to Dec. 9

CHARLOTTE COUNTY, Fla. (Oct. 20, 2025) – The transmittal hearing for proposed changes to the Rural Settlement Area Overlay District project (TCP-24-04) has been rescheduled. The hearing will now take place during the Dec. 9, 2025, County Commission Regular and Land Use meeting.

A sign with the new hearing dates will be posted on the property at least 15 days before the hearing. Postcards with the updated transmittal and adoption hearing dates will be mailed to property owners and adjacent property owners within 1,000 feet of the property at least 30 days before the hearing.

The RSAOD was first created and adopted by the commission as part of the county’s comprehensive plan in 2010, and it went into effect on June 15, 2011. The area includes about 4,900 acres, generally located south of the Desoto County line, north of Palm Shores Boulevard, and east of U.S. 17 (Duncan Road) in the East County area.

The goal of the RSAOD is to improve the viewshed and environmental quality along U.S. 17 and nearby areas, protect natural resources, and help restore and preserve wetlands and water flow ways. It also helps guide land use to manage growth and development.

The proposed changes include allowing more development in some areas and updating certain development guidelines and standards. However, the overall goal and vision of the RSAOD will remain the same.
