Inspections

The Inspections Section of the Building Construction Division is responsible for ensuring that all permitted projects meet applicable building codes and Charlotte County requirements. Inspections are an important part of the construction process, providing oversight and verification as work progresses.

Depending on the scope of the project, inspections may be performed by staff from various county departments, including Community Development, Public Works (Right of Way), and/or Utilities. Once a permit is issued, inspections can be scheduled at certain phases throughout the job.

Charlotte County offers multiple ways to schedule and track inspections. Most services are available 24/7, except phone calls to the main office.

Inspection requests must be submitted by 8 p.m. to be eligible for next business day service.

*Contractors only. Contractors can schedule inspections, view results, and check inspection status using the Accela Citizen Access Portal. The status of both scheduled and completed inspections can be viewed at any time.

*Contractors only. VuSpex is a virtual building inspections tool that provides inspection services to contractors remotely, with the use of any device. It allows contractors to connect with Charlotte County Building Inspectors quickly and powerfully, while seamlessly integrating with the Accela software. Contractors can upload pictures and/or videos to be inspected on the next business day, using the Offline Field Report option.

User Guide for Contractors

Inspection Requirements by Permit Type:

Some inspections and documents must be scheduled or submitted directly using the methods below.

CCU Inspections: Must be scheduled by phone: 941-764-4300

Florida Department of Health Inspections: Must be scheduled by phone: 941-624-7200

Floodplain and Elevation Documents: The following must be emailed to FloodInfo@CharlotteCountyFL.gov for review:
  • Drainage
  • As-Built
  • Elevation Certificate
  • V Zone Certificate

Private Provider Inspection Reports: All inspection reports from Private Providers must be emailed to PrivateProvider@CharlotteCountyFL.gov

Additional Reports: Piling Letters or Welding Certificates must be uploaded as Additional Information in the permit record and emailed to PermitResubmittal@CharlotteCountyFL.gov

Inspections not listed in the Private Provider Plans Review Project Design Data and Required Inspections Form but shown on the permit card must be scheduled directly with Charlotte County, not the Private Provider. This includes inspections outside the Building Division, such as CCU, Coastal Lighting, Right-of-Way (ROW), Trees, Fire, Zoning, and Florida Department of Health.

The Private Provider shall post each inspection result (Pass or Fail) and submit the inspection report to the local Building Official within two (2) business days. All inspection reports must be emailed to PrivateProvider@CharlotteCountyFL.gov  in accordance with Florida Statute §553.791(12).

Drainage As-Builts, Elevation Certificates, and V-Zone Certificates must be emailed to FloodInfo@CharlotteCountyFL.gov. Other documents, including Piling Letters and Welding Certificates, must be uploaded as additional information and emailed to PermitResubmittal@CharlotteCountyFL.gov.

Upon completion of all required inspections, the Private Provider shall submit a Certificate of Compliance summarizing the inspections and including a sworn statement of compliance with approved plans and applicable codes, as required by Florida Statute §553.791(13).
